Could Your Survey Delay Your Closing?

As if appraisal delays were not enough, you can add survey delays to the list of items to keep an eye on.

Typically we find that title companies don't order the survey until the appraisal is completed. Right now with the market being as busy as its ever been, we are seeing some slowed turnaround times for  appraisals. 

With the appraisals taking longer the surveys are getting ordered later, and survey companies  are experiencing the same amount of volume as appraisers, which can mean longer turn times at that stage as well. So what can you do ? Watch this video and I'll tell you!

 

The key is to talk to your title company who will be ordering the survey, and ask them what their current turn time is. If it doesn't align with your timeline for closing, ask them if you can pre-pay for the survey and have them order it now.

You will be charged at closing for the survey anyway, so doing this a little early will often allow the title company to go ahead and order the survey without waiting on the appraisal, and thus save you from having to wait!
